Godrej Properties Limited reported a 62 per cent year-on-year decline in net profit to ₹154 crore for the second quarter of FY27, compared with ₹405 crore in the corresponding quarter last year.
The Mumbai-based real estate developer's revenue, however, rose sharply to ₹1,935 crore in the quarter ended September 2026, from ₹740 crore a year earlier, according to its stock exchange filing.
The company continued to report an operating loss at the EBITDA level, although it narrowed to ₹469 crore from ₹513 crore in the year-ago period. Other income fell 47.4 per cent year-on-year to ₹636.6 crore from ₹1,209.7 crore, putting further pressure on profitability.
Despite the decline in quarterly profit, the company's collections and cash flow showed growth. Collections rose 31 per cent year-on-year and 22 per cent sequentially to a record ₹5,318 crore during the September quarter, supported by demand across its projects.
In its investor presentation, Godrej Properties said it remained on track to exceed its annual collections guidance of ₹24,000 crore for FY27. The company recorded collections of ₹9,666 crore during the first half of the financial year and expects to generate around ₹15,000 crore in the second half, potentially taking the full-year total above its target.
Operating cash flow also strengthened, increasing 297 per cent sequentially and 33 per cent year-on-year to ₹1,584 crore in the September quarter. For the first half of FY27, operating cash flow stood at ₹1,983 crore.
Pirojsha Godrej, Chairperson of Godrej Properties, said the company's launch pipeline was stronger than ever and that launches were expected to pick up substantially from October onwards.
He expressed confidence that the company would surpass its full-year guidance across key operating metrics, adding that it would seek to expand its market share through design, timely delivery and high-quality developments.
The results highlight a divergence between Godrej Properties' reported quarterly earnings and its operational performance, with revenue, collections and operating cash flow showing growth even as net profit declined.
